Philadelphia HomeBuyNow (HBN) is matching grant program funded by the City of Philadelphia’s Division of Housing & Community Development and administered by the Community and Economic Development (CED) Department of the Urban Affairs Coalition (UAC). HBN is a nationally-recognized model for Employer-Assisted Housing (EAH) dedicated to serving both employers and employees. By matching workplace benefits up to $4,000 we multiply employer impact and decrease homebuyer expense.

Employer is providing me a grant, forgivable loan, or other benefit toward homebuying costs
I’m purchasing a home in Philadelphia and using the home for residential purpose (not to be rented)
My Annual Household Income is at or below 115% of Area Median Income (as set by Philadelphia DHCD)
My settlement date has not passed (no retroactive closing cost grants are issued)
I can provide a Settlement Notice, a Mortgage Commitment, and proof of Employer Benefit
How HomeBuyNow Works
Philadelphia HomeBuyNow (HBN) is a matching grant available to Philadelphia homebuyers who are income eligible and receiving a homebuying benefit from their employer. A check of up to $4,000 is issued directly to the title company at time of settlement. HBN is easy for the homebuyer, the lender, and the employer.
For 55 plus years the Urban Affairs Coalition has united government, businesses, neighborhoods, and individuals in improving the quality of life in our region. We build wealth in urban communities and solve emerging issues, like the homeownership gap.
Seeing that access to money for closing costs was keeping homeownership out of reach for many of our neighbors, in 2002 the Urban Affairs Coalition started helping Philadelphians with grant funding. We call this help HomeBuyNow (HBN). HBN is dedicated to serving both employers and employees. By matching workplace benefits up to $4,000 we multiply employer impact and decrease homebuyer expense.

FOR HOMEBUYERS
Philadelphia HomeBuyNow grants are available for all income eligible Philadelphians receiving a contribution toward the purchase of a home from their employer. Ask your employer if they offer a grant, forgivable loan, rate reduction, closing cost credit (any benefit that can be calculated as cash value) and we will work with them to match that contribution up to $4,000.
